How to Maintain Your Water Heater

Water heaters are delicate systems. They are two main types of water heaters: conventional hot water tanks and tankless water heaters. The one that is best for your home depends on many factors including space restrictions, budget, fuel type, and energy efficiency. Regardless of the type of water heater you have, you need to perform regular maintenance to keep it working efficiently and prolong its life. Here are some maintenance tips:

  • Flush Annually: Emptying your tank yearly is a simple but effective way to maintain your water heater. Be sure to shut off your water and the power before emptying your tank. Allow the water to cool before emptying it. Remove the built-up sediment in the tank while it is empty. Then refill it and don’t turn it back on until it is filled.

  • Test Temperature Pressure Relief Valve: Test the temperature pressure relief valve regularly to ensure that it is functioning properly. Place a bucket beneath the pressure relief valve and lift the lever. If water comes out and stops after the water level lowers, it is working properly. If water does not come out or there is a lot of water that is released, it isn’t functioning properly and may need to be replaced.

  • Replace Air Intake Filter: Tankless water heaters use air intake filters. The filters help keep out dirt, dust, and other debris. It needs to be replaced regularly to keep the filter working as intended.

  • Lower Temperature: Most water heaters are set much higher than they are needed to be. This causes unnecessary stress to various components of the heater, decreases its energy efficiency, and can cause mechanical breakdowns.

  • Insulate Pipes: It can get cold in the winter months, especially at night. Pipes can become frozen and not provide you with the hot water you need or burst open. Insulating your pipes can prevent potential damage caused by cold weather.

  • Regularly Inspect: It is important to regularly inspect your water heater. This can help catch any potential issues early, which makes repairs easier and less expensive.
